Build A Strong Application

Set yourself up for success by ensuring your rental application contains each of the following components. Click on the tabs below to read more about each item that should be included in your rental application.

Rental Application

Gives the landlord a summarized snapshot of you as a prospective tenant. It has room for 2 applicants along with any occupants. Occupants are dependents residing in the unit. It includes spaces for your previous last 2 addresses and last 2 places of employment.

Tenants should also attach a form of identification to their rental application for best practices.

Blank Rental Application

Credit Report

Widely accepted credit reports include: TransUnion and Equifax. If you don't have credit in Canada its best practice to explain this in your application to the landlord. Credit bureaus show past addresses, how long you've been building credit and your financial obligations (student debt, mortgages, car loans, bankruptcies, past due bills, etc).

Credit reports should be current, pulled within the last 30-40 days.

Student Applicants

For all our scholars out there, landlords often want to see an letter of enrollment or confirmation of enrollment for the current academic year. It should include the institution name, your program, and a current date.

Student applications are most successful when paired with another applicant who can cover rent with their employment or with a guarantor who is able to show their continued financial support.

Alternatively, if a student can show proof of funds or consistent deposits from someone who is financially supporting them, it often strengthens a student's application.
