The builder will next notify you of the property's occupancy date. During the occupancy period, the builder still owns the property but is allowing you to occupy the property - similar to a tenant. You will pay a monthly occupancy fee which is determined closer to the occupancy date.

Before occupying, the builder will invite you to a Pre-Delivery Inspection (PDI) which is conducted by a third party. You can opt to have that third party to complete it on your behalf if you're unable to make it. During this inspection you'll test all the appliances, lighting and plumbing. You'll also note any other deficiencies - even the cosmetic ones. The builder will then be responsible for remediating them during the occupancy period.

You'll visit your lawyer to finalize the occupancy closing. We ensure that during this occupancy time, our clients are allowed to lease the unit to another tenant. Our brokerage is fully equipped to take on the leasing process or some clients opt to use their own listing agents.

Following, the builder will schedule an appointment for the key pickup. If you're using our property management service, we'll do this for you.
